capable of considerable expansion as adjacent unit empty which could be conjoined. Currently installed and operational are 2 x Spencer 150 & 350washer extractors of 45

& 90kg capacity - Recently completely updated by PAC Services with their frequency

inverter controlled single variable speed motors, touch screen PLC controls and attention

to bearings, seals, gaskets, valves etc. to bring up to latest specification. Installed next

to the existing 45kg Ibis Kamsin drier is a new MD Engineering Kent 50kg steam drier,

there is a Weston BN62 Dupress and recently installed a 3 roll Superstar 700 ironing

machine with an inverter drive update and a Weir Foldmaker primary & cross folder.

Services include the re-conditioned Fulton 30E gas fired steam boiler rated at 475kg/hr

Receiver mounted compressor. Water treatment and storage are to a new mezzanine

floor stuated above the washers. Enquiries are currently in hand with the local service providers for additional gas and water, the electrics are more than adequate as a new distribution board was fitted as new when initially set up. Trade utensils and sundries inc.

a Polymark III marker, Covatex L-sealer, scales and moulded grp steeping tank for roller towels. Included in the sale is a new Iveco Daily 2.3hp '07 reg. high top delivery van.

The unit is on a renewable lease currently at £14,200 p.a. and business rates are

£5,244 p.a. (Currently under negotiation for reduction) .With the recent cessation of

rental contracts by Brooks Textile Services in the area, it is rich in hotels, guest houses

Outline particulars of a productive laundry operation

situated on the South Coast

The long established and well respected business was destroyed by a major fire in June 2006

but is now completely rebuilt with a new high level fully glazed roof and re planted with a new

infrastructure throughout. Currently occupying approximately 930sq/m (10,000sq/ft) with sole

entrance and secure overnight storage and situated 2km from the airport exit 5 off the M27

giving good links to Bournemouth & Poole, Portsmouth and the Isle of Wight and Winchester

no more than 15km distant. This business currently offers unique opportunities as capable of

handling well in excess of existing production capacity. In fact current owners are considering

installing a cbw line as turnover is rapidly increasing since major contracts are being taken on.

Existing plant & equipment includes 4 x Cherry Tree washer extractors, 2 x 180kg TSL400's

and 2 x 90kg OP200 with a 22kg Ipso for small re-wash jobs. 4 x 50kg steam driers include

2 x MD Engineering Kent & 2 x Ibis Kamsin. 2 ironing lines include a Jensen 12-34 spreader

feeder to the 3 x 1200 x 3000mm BMM Weston fitted with vacuum feedbands and a Weir 55 Foldmaker with 51 Stac N fold. Second line awaiting replacement or allowances made to an

incoming operator. G B shrink wrap tunnel and cooler and usual trade utensils & sundries inc

3 x Polymark MkIII marking machines, platform & parcel scales, work cages, trucks, trolleys.

A comprehensive dry cleaning bay includes a Mito 35 solvent cleaner, Sidi garment press and

a Polyrobe film garment bagging m/c. plus a small JLA washer extractor for duvets and shirts.

Services throughout re-newed 2006 and good water softening and storage to mezzanine floor

2 x Hydrovane compressors and receiving tank. Steam boiler is a Ygnis Signette with Nuway

gas burner capable of being uprated to deliver a further 900kg (2,000lb) of steam per hour.

Various propositions would be considered by the Owners who are looking to diversify.

Since the mortgage on the freehold expires April 2009, an outright sale or lease/rental would

be considered. Vehicle fleet is leased and low business rates and minimal staff requirements

at present make for low overheads. Turnover currently in excess of £550,000 per annum.
